“Cara handled the sale of my mom and stepdad’s house and did an amazing job in shifting market conditions. The home has fallen into significant disrepair and did not show very well on the inside, and my stepdad’s health was declining quickly and he was homebound during most of the sale. Open houses were not an option because of the situation. The tax records were old and we weren’t sure they adequately reflected the square footage of the property and lot size. Cara suggested having an appraisal done and we were pleasantly surprised to learn that the main house and back house had more square footage than what was initially shown (the back house wasn’t showing up on the tax record at all). Having the appraisal was key to conveying value as we were asking an ambitious price. She had professional photography including drone photos and video done of the exterior to showcase the lot, location and proximity to the beach and nearby attractions in Newport Beach, Costa Mesa and Irvine. We preferred not to have the interior of the home shown due to condition, so she had photos that were made available when there was a showing request or interested party that contacted her for more information. She was present for all showings, during inspections and the appraisal as well. Every detail was managed and followed up on in a professional and prompt manner. No matter what time of day or night I was able to talk with Cara about the home sale process and what was going on (and I had many late night phone calls). She kept us informed about what was happening, every step of the way and she created a specific search so we could monitor the Costa Mesa market together and were aware of what was happening and could adjust our strategy if needed. She talked with a lot of agents that had competing listings as well as those that were under contract and sold before going on the market to get her pulse on what was transpiring and who the buyers may be which helped her create the right approach. She said it would either be a developer or a younger family and she was right – we had interest from both kinds of buyers and ultimately a young family bought it with the intention of fixing it up to be their forever home. Once we went under contract, we purchased a home in San Diego where we planned to relocate with my family, so there was a lot of pressure with two transactions going on simultaneously. Cara ensured the buyer (who was an agent) and their lender were aware of our deadline so we could stay on track. There were some bumps with the buyer’s loan with regards buyer having to change the loan mid transaction as well as with the appraisal, and she was hands on with each situation and extremely proactive. She was a pillar of not just real estate support, but moral support during what was an extremely difficult time with this transition for my elderly parents.
